Position Title: Community Assistant (Full-Time, Temporary)
 
Job Profile: Coastal Ridge Real Estate is currently seeking a dynamic, resident focused, Part Time Community Assistant to join our growing team. The Community Assistant is responsible for all aspects of leasing production at an apartment community.
 
Duties and Responsibilities:
  • Meet, greet & provide tours to leasing prospects.
  • Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the Property Manager.
  • Ensure that all online rental inquiries are responded to quickly and effectively.
  • Have an in-depth understanding of site leasing trends, traffic patterns and product availability.
  • Ensure all sales & leasing models and the “tour route” are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party.
  • Properly close the leasing process by asking for the sale.
  • Ensure all lead information is correct and complete within Onesite.
  • Ensure all prospects are followed up with through either email, phone or letter.
  • Effectively manage the community wait list and communicate with prospects as changes occur.
  • Warm call prospects as needed.
  • Ensure the proper execution of all screening procedures.
  • Ensure the proper preparation and execution of the lease agreement and related move-in paperwork.
  • Ensure the proper collection of all funds and move-in related fees.
  • Ensure “model open” signs are placed outside and brought in daily and that they maintain an acceptable appearance.
  • Provide support and assistance to all customer service efforts at the community.
  • Completes other tasks as directed and assigned.
 
Knowledge, Skills, and Abilities:
  • Ability to multitask while working in a fast-paced, dynamic environment
  • Strong attention to detail.
  • Strong time management skills.
  • Ability to follow written and verbal instruction and to work independently.
  • Strong customer services skills.
 
Experience, Education, and Certifications:
  • High school diploma or equivalent required
  • 3+ years’ customer service experience in direct sales, rental properties preferred

Maintenance Technician

Position Title: Maintenance Technician
 
Job Profile: The Maintenance Technician is responsible for all aspects of community maintenance and upkeep. Reliable Transportation to get you to and from work for regular as well as on call hours is required. 
 
 
Duties and Responsibilities:
  • Responsible for the daily repair and upkeep of the property.
  • Maintain the community grounds on daily basis.
  • Prepare vacant units for occupancy.
  • Provide care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
  • Report unusual or extraordinary circumstances regarding the property or residents.
  • Maintain the required property uniform and ensure a professional appearance and attitude at all times.
  • Provide courteous, efficient response at all times.
  • Stay informed of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Maintain thorough knowledge of management company policies and property community policies.
  • Secure the maintenance shop(s) at the close of every work day.

What You’ll Do:
 
As a Property Manager, you’ll oversee the property’s operations to ensure that exceptional service is delivered to all residents and the property is meeting its financial goals.  You’ll also serve as a leader in our organization, championing the Coastal culture and ensuring associates have the tools, resources and direction to be engaged and successful.
 
Your Responsibilities:
 
  • Ensure community meets all monthly, quarterly and annual financial and operational targets, including achieving the highest possible net operating income through effective cost control and revenue improvement programs.
  • Oversee and participate in all aspects of leasing production, including leasing administration, marketing activities and maintaining product knowledge of community and competitors to maximize rental income and budgeted occupancy.
  • Oversee and participate in all aspects of rent collections, file necessary evictions and ensure landlord/resident laws are followed.
  • Oversee, assist and hold accountable all office and maintenance team members to ensure proper execution of individual responsibilities, while promoting a positive work environment.
  • Train and mentor individual team members to ensure the understanding of approved policies, procedures and protocols to perform daily responsibilities.
  • Perform difficult staffing duties including hiring, terminations, and corrective actions.
  • Provide excellent customer service including managing resident retention, monitoring timeliness and quality of service requests and ensuring aesthetic standards are maintained to the highest level for all aspects of your community.
  • Ensure completion, accuracy, and timelines of all regular and ad-hoc reporting requirements.
  • Identify and communicate both operational and financial risks to corporate management and establish corrective action plans.
  • Act as the primary point of contact between the corporate office and property, interacting with investors as necessary.
  • Other tasks as directed and assigned.

Required Qualifications:
 
  • High school degree or equivalent required, bachelor’s degree in Property Management, Business or related field preferred.
  • 3 – 7 years’ progressive experience in a multifamily property management role.At least one-year prior Property Manager experience preferred.
  • Experience with Onesite, Yieldstar or similar software systems preferred.
  • Intermediate experience with Microsoft Excel, including experience creating formulas, sorting, filtering, etc.
  • Previous experience in multifamily student housing strongly preferred.
